Waterford - The developer of a proposed condominium complex at 22 Miner Lane has revised his plans a second time to reduce the total number of units, but provide more units with two bedrooms than one.
The Planning and Zoning Commission is scheduled to receive the application by 22 Miner Lane LLC at a meeting tonight at 7 in Town Hall. A public hearing is scheduled for Feb. 25 at 7 p.m.
In a letter last month to the Planning and Zoning Commission, Donald Gerwick, a local civil engineer who represents the developer, requested a change to the zoning regulations to allow more two-bedroom units.
In the current market, he wrote, one-bedroom units are not marketable whereas two-bedroom units allow "flexibility for both younger people starting out as well as older individuals and couples who are interested in downsizing."
Gerwick also noted that the location of the proposed complex is ideal because it is so close to retail, banking and grocery stores.
Revised plans include 33 two-bedroom units and 12 one-bedroom units in eight buildings, down from the 11 buildings previously proposed. There is a home on the site, but it would be demolished as part of the project.
The project was first submitted to the town in 2009 but after the commission reviewed the company's latest plans in August, that application was withdrawn. At that time, zoning commission members noted concerns over the proximity of wetlands, lack of sidewalks and curbing, stormwater drainage and the designation of whether the development would be built on a town or private road.
